Our Services

Transitional and Permanent Supportive Housing

STANCO has demonstrated a successful track record in providing transitional and permanent supportive housing to individuals with mental health disabilities, as well as owning and operating housing units at rents below market rates for families and or individuals who meet certain income eligibility as required by various governmental regulatory agreements.

In partnership with Stanislaus County Behavioral Health and Recovery Services, STANCO provides transitional housing for BHRS clients at various properties. This partnership allows BHRS clients to work on their recovery programs with BHRS while having a safe place to stay.

As a leader in addressing housing challenges in our community, most recently STANCO has undertaken management of year-round and seasonal shelter facilities, boosting the number of units owned, operated or managed over 250 units when the cold weather shelter is open.

STANCO provides comprehensive property management services, including the coordination of the placements of families in units, orientation to the program and site rules, site monitoring and maintenance and repairs services as required.

Our property management services are focused on achieving tenant success. Because our tenant base has traditionally included low income and individuals with special needs, we have developed strategies for guiding our clients through the process so that they succeed in housing.

In order to assist our clients in being successful in housing, we must first recognize the unique needs and barriers of clients coming to us for assistance.

  • Income level and ability to qualify

  • Rental history and credit

  • Educational attainment

  • Cultural and language differences or barriers

  • Illness or special needs

  • Ability to be successful in rental housing

  • Ability to adapt to living in a closely managed environment

Because of our property management expertise and cumulative organizational experience of over 70 years in the management of single family, multifamily and communal living facilities, STANCO has insight of recognizing how to best evaluate and then orient our clients to their new environment. We provide clients with guidance to help make them successful as they adapt to their new community and demonstrate the ability to function seamlessly and independently in their community or residence.

STANCO is a member of the California Apartment Association, the Modesto Area Apartment Managers and in collaboration with the Modesto Police Department staff assigned to the City of Modesto Multifamily Crime Free Housing Ordinance, which allows us to have access to expert property management consultation services, receive expert legal advice on noticing and removal of clients and receive expert law enforcement consultation on maintaining safe multifamily communities.

All of STANCO’s multifamily properties are enrolled in Modesto’s Multifamily Crime Free program and we host educational meetings at our various properties.

We are also enthusiastic participants in Modesto’s award-winning National Night Out program.
